Home Information Pack

Since the 14th December 2008 Home Information Packs apply to all properties.

We can provide a complete pack for you within a few days. Just call us at any of our offices, book online (see the HIP button on the home page) or ask your Estate Agent to contact us today and we will start processing your HIP straight away - this means you can get your property marketed today.

A home information pack is simply a collection of documents about your home, it includes:

A description of the type of property
Evidence that you own the property
Information relating to the area in which you live so that buyers know if there are issues about subsidence etc
An energy performance certificate which has to be completed by a qualified person

Putting the pack together takes a few days and we will provide you with a competitive quote regardless of size of your property. With our Home Information Packs you can choose either to pay up-front or defer payment until the property is sold.

You still need a HIP pack even if you do not use an estate agentand from 6 April 2009 there are new rules which make important changes to HIPs including:-

Removal of first day marketing exemption to ensure that HIPs are available to Buyers as soon as the property comes onto the market. Local Searches can still be included in the HIP up to 28 days after the point of marketing
  Introduction of a new Property Information Questionnaire (PIQ as a mandatory requirement to be completed by the Seller. This PIQ will provide buyers with information about the property such as flood risk and gas and electrical safety.

A property should not be marketed until the necessary HIP documents are in place
